Luxury is not defined by one universal price point. Depending on the market, a property may stand apart because of its price, location, acreage, custom construction, architecture, views, privacy, amenities, or a combination of those characteristics.
We consider relevant comparable sales alongside the property's individual characteristics. Location, lot or acreage, construction quality, condition, improvements, architecture, views, privacy, and competing inventory can all provide useful context when considering value.
The strategy should reflect what makes the property distinctive. That includes understanding market position, identifying meaningful differentiators, determining pricing, preparing the home's presentation, developing the marketing approach, and evaluating offers beyond headline price alone.
We help buyers search properties that are publicly available and explore legitimate off-market opportunities when they become available. Off-market inventory cannot be guaranteed, but it can be considered as part of a broader search strategy when appropriate.
We refine the search before scheduling, organize relevant properties into a deliberate itinerary, and allow enough time at each residence for observation and conversation.
